We spoke with Jonathan to arrange a Schedule of Condition on short notice, and he was able to get a surveyor out within just two business days after our initial call. Harjit was who came to carry out the Schedule of Condition, and he was wonderful - thorough, efficient, and very professional. No one at any point was condescending, and everyone was very clear in their explanations. Our report was delivered far faster than we expected.
Cannot rate them highly enough!

Featured FAQs

  • How can a Schedule of Condition prevent landlord-tenant disputes?

It provides clear evidence of pre-existing issues, protecting tenants from liability and ensuring landlords have accurate records.

  • How can tenants reduce their liability for dilapidations?

By maintaining the property during the lease and using a pre-lease Schedule of Condition to document existing issues.

  • How much does a commercial building survey cost in Hampshire?

This largely depends on the amount of time a company or surveyor feels they will need to spend on servicing the instruction. Therefore, considerations are primarily around the size of the property, the location, the complexity and whether any additional services may be required on top of the building survey, such as a reinstatement cost assessment.

Most firms will apply their hourly rate which can be between £130-£180 per hour and then calculate this by the time required to carry out the survey and write the report, along with potentially any administrative costs to produce a ‘fixed fee’.

From our experience in the industry, you could expect to pay between £1,200 and £3,000 on average for a commercial building survey of a local property up to 10,000 square feet in size. Larger and more complex properties will attract higher fees however.

  • How much do your services cost?

Good question, and important! Its a common one and the answer is, it depends on three main variables. The size of the property, the type of survey and the location of the property. Interim claims occur during the lease term, while terminal dilapidations are assessed at the lease’s end.

  • What are dilapidations, and why are they important in leases?
