This largely depends on the amount of time a company or surveyor feels they will need to spend on servicing the instruction. Therefore, considerations are primarily around the size of the property, the location, the complexity and whether any additional services may be required on top of the building survey, such as a reinstatement cost assessment.
Most firms will apply their hourly rate which can be between £130-£180 per hour and then calculate this by the time required to carry out the survey and write the report, along with potentially any administrative costs to produce a ‘fixed fee’.
From our experience in the industry, you could expect to pay between £1,200 and £3,000 on average for a commercial building survey of a local property up to 10,000 square feet in size. Larger and more complex properties will attract higher fees however.
