Commercial Building Survey on the Isle of Wight as part of the purchasers due diligence
Bressummer A.R.K. were appointed by a local developer interested in purchasing a hotel on the seafront in Shanklin, on the Isle of Wight. As the property was planned to be redeveloped into an apartment block, our client’s key requirement was to focus on the structural aspects of the property.
Working with our client we arranged access with the current owner and carried out a desktop survey to understand more about the property and any statutory consents in relation to the planned development. We conducted our survey and provided our report within the 7 days required by our client identifying the condition of the property’s structure and external fabric to satisfy their insurers.
Survey of the high level elements of the property were carried out using the company’s mini-drone at no additional cost, allowing our client to remove any unnecessary hire fees for mobile platforms and to get a detailed inspection of the roof coverings.
Our detailed inspection and reporting allowed our client to satisfy the requirements of their insurance provider in order to move forward with the transaction and allowed them to better understand the property they were purchasing.
Derek completed a structural condition report for me on a hotel and I was very pleased with the quality and detail of the report.
