Bressummer Ark carried out a commercial building survey and reinstatement cost assessment for an 18,500 sq ft industrial unit in Andover. Our client was considering the property for its new company headquarters and wanted a clear understanding of its condition before completing the long leasehold acquisition.

The Brief

Our client, a well-established national company, was looking to acquire the long leasehold interest in the property. The 18,500 sq ft industrial unit sits on a 1.44-acre site in Andover.

The company planned to transform the building into a new client-facing headquarters. As a result, they needed our advice to consider both the existing condition and their plans for the property.

Two of our Chartered Building Surveyors attended the inspection. This allowed us to combine their experience and provide a detailed assessment of a large and varied commercial building.

Our Survey

We inspected the building fabric, mechanical and electrical services and external areas. We also reviewed key statutory compliance considerations.

In addition, we used a drone to inspect the roof. This gave us a clear view of its condition without the need for additional access equipment.

The client had significant refurbishment plans for the property. These included new WC facilities, a full office refit and the conversion of the former trade warehouse into a customer-facing showroom.

Therefore, our advice went beyond the building’s current condition. We considered the practicalities of the proposed works, including drainage requirements for the new WCs and the suitability of the existing services. We also reviewed how the warehouse could adapt to its new use.

Our advice also covered flood risk, neighbouring uses, planning and Building Regulations considerations. We highlighted relevant legal matters for the client to discuss with their solicitor.

Reinstatement Cost Assessment

Alongside the building survey, we completed a reinstatement cost assessment for insurance purposes. Carrying out both services during the same visit gave the client the information they needed from the outset.

We also recommended reviewing the reinstatement cost once the planned refurbishment works are complete. This will help ensure the insurance figure continues to reflect the building accurately.
