Bressummer Ark carried outPlanned Preventative Maintenance surveys across 44 children's nurseries in the south of England and the Midlands. The result was a clear 10-year maintenance forecast for the whole portfolio, valued at around £7.5 million, so our client can plan ahead with confidence.
Overview
When you run a large portfolio of buildings, maintenance can easily become reactive. Repairs come up one at a time, budgets get stretched and it becomes hard to see the bigger picture.
A children’s nursery provider came to us wanting to change that. Their buildings ranged from 4,000 to 10,000 square feet, and they wanted to understand what each one would need over the next decade. With that knowledge, they could budget properly for urgent repairs and plan future works well before they became problems.
Delivery
As soon as we were instructed, we put together a detailed programme covering every property. Nurseries are sensitive settings, so every surveyor on our team completed the enhanced DBS process before setting foot on site.
Our Director then met the client at their head office near Northampton. Together, we agreed how the programme would run, from access arrangements to timings, so that surveys would cause as little disruption as possible to the nurseries’ day-to-day running.
Before starting the full programme, we suggested two pilot surveys at the client’s Winchester nurseries. This gave us the chance to test the process and gave the client the chance to review our reports and tell us what worked for them. It meant that by the time we reached the wider portfolio, the format was exactly what they needed.
From there, we completed around 10 surveys a month over five months, from March to August. As each survey was completed, we fed its findings into an Executive Summary document. This brought the whole portfolio together in one place, showing expected spend over the next 10 years broken down year by year.
Once the reports were issued, we stayed on hand to talk the client through the findings and answer any questions.
Outcome
Our client now has a detailed PPM report for each of its 44 nurseries, along with a master summary covering the entire portfolio. With forecast maintenance costs of around £7.5 million over the next 10 years, they can set realistic budgets, prioritise the most urgent work and plan the rest at a pace that suits them.
Most importantly, they now have a clear, evidence-based picture of their estate. That puts them in control of their maintenance rather than reacting to it.
