Commercial building survey in Southampton ahead of new leasehold acquisition.
We were instructed by the 26th Southampton Scouts who occupied a local hall in the Swaythling area of Southampton. Their intentions was to take on a new commercial lease of the premises under a Full Repairing and Insuring (FRI) basis. This meant that they would be responsible for the entire property; externally, internally and the building services and naturally they wanted to understand the condition of the property a bit better before taking on this liability.
Our detailed survey carried out by a chartered building surveyor Southampton would prove invaluable to them as it picked up a number of fundamental issues with the property that required attention, including; timber decay to structural roof beams, defective masonry to the parapet walls along with other internal fabric repairs required.
The report provided allowed them to negotiate the terms of their lease with the Landlord and also to go into the transaction informed.
