Schedule of condition produced for a commercial tenant ahead of agreeing lease terms, on an industrial unit at City Trade Park in Southampton.
Our client was looking to take on this light industrial unit at City Trade Park next to Southampton docks and wanted to protect their interests by recording the condition of the property before signing the Lease.
Providing a detailed schedule of condition document with both descriptive and photographic schedules accurately setting out each element of the property along with its condition. Roof was inspected by mini-drone and telescopic camera and the report was produced within 3 working days.
The schedule of condition was agreed with the Landlord and included in the lease documents, crucially the schedule of condition was also specifically referenced in the lease in order to effectively limit the repairing covenants.
If you are a commercial tenant looking to sign up to a new lease then we recommend having a qualified and experienced surveyor carrying out a schedule of condition on the property and included in the lease.
This is something that will need to be agreed with the Landlord and included when discussing the heads of terms for the deal so should not be an after thought.
