Schedule of condition ahead of new lease term for commercial tenant
Bressummer Ark were appointed to carry out a schedule of condition by a prospective tenant of this 8,000 square foot self contained office premises in Chichester. Led by an experienced chartered building surveyor our client was in safe hands and the schedule produced an accurate descriptive and photographic record of each element of the premises that was to be demised to the tenant. The schedule of condition was professionally produced and given to the solicitors to be slotted into the lease documents.

The purpose of a schedule of condition is to provide an accurate assessment and record of the parts of the property that are to be demised to a party (usually tenant) under a lease. These documents provide clarity and remove ambiguity when it comes to reviewing deterioration of condition and determining breaches in covenant at the end of a lease term, so need to stand the test of time over the course of 5, 10 or 15 year lease term.
