Reinstatement cost assessment for a residential property owner of a Grade II Listed Building in the village of Itchenor
Acting for a residential property owner who required a formal reinstatement cost assessment for their property in the charming village of Itchenor in West Sussex. Our assessment covered two adjoining properties, both owned by our client along with the associated external areas and out buildings.
The assessment was carried out by our Director, Derek Johnson FRICS, a chartered building surveyor. The property was physically inspected and a desktop review was carried out to review online records such as energy performance, construction and property history through publicly accessible portals. Measurements were taken on site and across all floors to determine the gross internal floor areas of the property and cost information databases were consulted to gain accurate cost data for the rebuild of the property.
Special features were taken into account considering the heritage of the building along with modernisations such as solar panels.
The end result was our client received a professional report accurately determining the cost to rebuild the property in order for the correct level of insurance cover, this ensured that our client was neither over or under insured.
