Bressummer Ark acted for a commercial landlord at The Lodge, a standalone two-storey office building in Winchester extending to approximately 1,500 sq ft. The instruction involved preparing a terminal schedule of dilapidations ahead of the tenant vacating the property.
Located on Highcroft Road close to Winchester city centre, The Lodge is a distinctive period-style office building with traditional flint elevations, brick detailing and a pitched slate roof. The character of the property and its age made it particularly important to carefully review the condition of the building against the tenant’s lease obligations.
Our Bressummer Ark Surveyor, Harjit, inspected the office building and reviewed the tenant’s repairing, reinstatement and decorative obligations under the lease. Following the inspection, we prepared a detailed terminal schedule of dilapidations for the landlord to issue to the outgoing tenant ahead of lease expiry.
For this instruction, the landlord required the inspection and documentation within a tight timeframe ahead of lease expiry. To accommodate this, our team reacted quickly, organised the survey and issued the schedule promptly to support ongoing lease-end discussions and future plans for the property. In addition, the schedule provided the landlord with a clear overview of repair items and potential reinstatement works before the next stage of occupation. Early preparation also helped the landlord begin planning future refurbishment considerations for the office building.
