A city centre retail unit on Andover Road, Winchester, where initial acquisition advice has evolved into full project management of a refurbishment scheme, delivering a high-quality lettable space.
This project on Andover Road in Winchester is a good example of how early-stage advice can naturally evolve into a longer-term working relationship.
We were first instructed in June 2025 to carry out a commercial building survey on behalf of a private purchaser. Led by Harjit, the survey provided a clear picture of the condition of the property, helping the client move forward with confidence ahead of acquisition.
Following completion of the purchase, the client returned to Bressummer Ark to support the next phase — the refurbishment of the ground floor retail unit. With an existing understanding of the building and the client’s objectives, we were well placed to step into a project management role.
Now under Derek’s direction, our involvement has expanded to include the full design and specification of works, managing the tender process, and overseeing contractor procurement. As the project progresses, we are also coordinating and monitoring works on site to ensure delivery aligns with both the design intent and the client’s investment goals.
Currently in the design stage, the scheme is moving towards a targeted completion at the end of summer 2026. The aim is to transform the unit into a high-quality, lettable retail space that sits comfortably within its city centre setting.
This project highlights the value of continuity — from initial due diligence through to delivery — and the benefit of having a team that understands both the building and the wider commercial objectives from the outset.
